I am so sorry to hear about the mess. I remember having to do that sort of thing when we lived back east. We flooded regularly in South Jersey, and Richmond would go underwater every 7 years or so. It was always a mess and made one wonder if it was worth the trouble to make a home there. We are not prone to floods where we live now, but they are possible, just not likely.
